How much house can I afford?

A real answer uses three numbers: gross income, total monthly debts, and the rate you can lock today. Our mortgage calculator combines all three — no email required.

Should I rent or buy in 2026?

In most US metros the breakeven is now 5-7 years. Below that, rent. Above that, buy — provided you have a 5% emergency fund left after the down payment.

How to read a listing

DOM = days on market. CDOM = cumulative across re-listings. Price drops are the strongest signal of motivated seller. "Coming soon" usually means the seller is fishing.

What an agent actually does

A good buyer agent runs comps, negotiates, and catches red flags during inspection. A great one tells you to walk away. We publish each agent’s close rate so you can pick well.

Renting with pets

Pet rent (monthly) and pet deposit (refundable) are different. Get both in writing. Breed restrictions are usually negotiable on smaller properties; rarely on large complexes.
